Let me give you a brief information on buying properties for citizenship in Turkey:

Until a few months ago, for a foreigner to be able to acquire Turkish Citizenship he/she should buy properties for 1 million dollars or more, but after the government introduced new law the required value had decreased to US$ 250.000 to acquire citizenship; accordingly, the market has again become active. Not every contractor has been able to comply as they are faced with several issues;

1- The normal procedure requires that is to show the value of the property as it is, In Turkey, when a constructor sells and apartment for 250.000 dollars, he shows this sale to authorities as 100 -150.000 dollars because of tax issues, and this created a problem to them. Only a few of them is eligible to do this.

2- When the Constructor is agreeable to declare the value as it should be, it is the Government Property Evaluator Experts who provide the taxable Government Value of the property. %90 of the apartments in whole Turkey is undervalued by experts than the real market price, which is very normal here For example; if a property sales value is 250.000 dollars, and constructor is agreeable to declare as 250.000 dollars, an expert from government will see the property and give expertise value, if the value is below 250.000 dollars, then the customer ends up purchasing property for 250.000 dollars, without being able to apply for the citizenship. Unfortunately, many contractors claim to be able to register for US$25,000 but fail to do so and the Customer ends up with purchasing a property without being able to apply for citizenship.

The good news is, we are a company established since 2003 and when we sell, we guarantee that the property will be sold at its sales value. The procedure might be a bit slow and take a few extra days but still when we sell for US$250,000 it would be registered for that value. We have constructors who will comply with the set procedure without any problems as we are the guarantors and follow procedures from A-Z.

From the above we are limited with the number of Contractors who would comply with this. What we offer is guaranteed properties with no issues and citizenship in hand. Satisfaction of both parties is guaranteed.

It is advisable and logical to buy 2- 3 properties which in total will cost at least 250.000 dollars to fulfil the conditions for citizenship. Instead of having 1 property at the cost of US$ 250.000 (which is difficult to declare as 250.00 dollars with Property Expert Evaluators) we can provide 2 or 3 properties costing about same. A purchase like this would ensure that the buyer will have one property that could be called home and a second property that would yield profit from rental. By this, the buyer is guaranteed citizenship and the rentals would be an investment from regaining funds used for the purchase. It is important to remember that for citizenship purposes the buyer is not allowed to sell the property for 3 years and only after 3 years he is able to do that.

Followed procedures:

-The customer will come and choose apartments from a selection of Apartments or Villas which Property Evaluators estimates are already known and meet the set criteria.

-The customer provides a deposit of 5.000 dollars

-An Expert then will provide the evaluation report stating that the value of the Apartment or Villa 250.000 dollars and above, it takes 3-4 days to get this report. In the case where the Property Expert value is not suitable for Citizenship purposes the US$ 5000 dollars will be refunded and would be stipulated in the preliminary signed sales contract.

-After receiving the Expert value report, the sale will be finalized and the Tapu will be issued within 2- 3 working days.

– Following this and immediately will apply for citizenship on behalf of our customer. This will take approximately 3 days if he/she is eligible providing the government had no reason for rejecting his request for security reasons or worldwide criminal records as the government checks on all these issues before granting approval for citizenship. This is very rare and unheard of so far.

  • After we get the report of citizenship suitability, then in 2 months he/she will get the citizenship without any problems.
  • This procedure will be inclusive within the sales and free of charge to our Customer>
  • If the Customer wishes to get citizenship for his family members, we have expert lawyers working with us, but this will be at a separate cost. The cost will be somewhere between US$1000 – US$ 2000
